That’s right, you do NOT need to be running around the neighborhoods you want to invest in hanging up hand written signs. You know the ones I am talking about, the ones that are intentionally hand drawn and say “I BUY HOMES FOR CA$$$H.”
How many times have you been told to get out into the community and make yourself known? To pepper the areas you want to be buying in with these signs that convey how down to earth and not corporate you are with their thick marker lines and uneven edges. Plenty, I am sure. Especially when you are first starting out.
But automation beats handmade signs every time.
Let me give you an example. When I was first starting out in this business, I was one of those eager sign hangers. I bought a bunch of oak tag and huge red and black
sharpies. I created dozens of signs and spent the weekends driving around in my car looking for new places to hang them and hoping it would not rain.
I spent months posting and waiting – hoping I would get leads from all that effort. And I did. A few. And then I would talk to those leads and discover they wanted way too much money for their house, etc. So the leads I was getting - they were not even good leads. A lot of them were bad leads. I did buy one house from them, but it wasn’t worth the effort.
There I was, spending money on supplies and all this time hanging up the signs and taking the phone calls from bad leads and none of it was paying for itself because I was not doing enough deals!
Does that make sense? Paying for a strategy that takes a ton of time and doesn’t generate the kind of leads you want? No. No it does not.
But then, I joined this Mastermind Group and one of the other guys in my group was killing it. Just closing deal after deal. I mean flipping a house a week and posting about it to our group.
So I asked “How are you doing this?” Where do you put your signs? What colors are you using? What do you write that is so successful?”
And he laughed at me. He said, “Chad, I don’t do any of that. I never drive around with cardboard signs – that is a total waste of time. I don’t even get into that – I just focus on the goal, which is attracting new qualified buyers and use the methods that work.”
He reinforced everything I was experiencing and knew deep down. There were better ways. There were much less time intensive ways. And there were more targeted ways. And now, finally, I know what they are and I am going to explain to you how to use them so you can stop driving around and nailing handmade signs to poles, too.
